How much of the site will be subject to ‘cut and fill’ ?

Cut and fill amounts for the wider scheme will be determined as part of future reserved matters applications when the detail of the design will be developed. However the principles of the development are set out within the Design code, which includes minimising cut and fill, set to some degree by the commitment to the retention of hedgerows across the site. Retaining Cornish hedges across the site will require existing slopes to be worked with. This will limit the need for cut and fill as part of the wider housing development.
