The Council’s Strategic Planning Committee unanimously approved the hybrid planning application for the Langarth GV scheme in December 2021. Outline planning permission for the Garden Village and full planning permission for Fordh Langarth (the main road through the development previously known as the Northern Access Road) was then formally granted in April 2022.
Following the granting of planning permission, the focus has moved onto delivering the scheme. This delivery phase of the project is being led by Treveth working in partnership with Cornwall Council.
One of the first elements to be constructed is Fordh Langarth which will connect all the development on the site and provide a route from the A390 through Langarth to the Royal Cornwall Hospital Treliske. The interim link road, which will provide access for the construction of Fordh Langarth, was completed in 2022.
Information to discharge the ‘pre-commencement’ planning conditions required for the construction of Fordh Langarth was submitted to the Council at the end of 2022. Preliminary works are currently being carried out by CORMAC, with the main construction due to begin in later this year.
Work has also been taking place to develop the ‘reserved matters’ applications for the Garden Village scheme. These deal with the appearance, means of access, landscaping, and scale of the development.
The first reserved matters application – seeking detailed planning consent for around 35 acres of natural green space and over 6km of walking and cycling routes at Governs Park – was submitted to the Council as Planning Authority in July 2022 following public consultation.
The reserved matters application for the first phase of the Garden Village is due to be submitted to the Council at the end of March. This will include a mix of housing and commercial activities, together with a community hall, a transport hub, flexible offices and a café.
Once the first section of Fordh Langarth has been completed, and the reserved matters application for phase one has been formally approved by Cornwall Council, work will begin on building the first new homes.
